    Default Can I Move Out

    My question involves landlord-tenant law in the State of: Massachusetts

    I'm a international student,just came to the U.S. for one month.
    when I came to Boston,I rented the room from a girl and signed a lease with her. before I signed the lease, she told me everything is fine, for example: no mouse, no bugs, my roommate is quiet,and no party no drugs in my apartment..etc.

    but after I move in, it's totally different than what she said before.my roommate make heavy noise at midnight,and take her friends home often and drink lots of beer...there are many mouse in my room.
    so I want to move out.but the girl said I need to find someone take my room,if not, I need to pay the rent until Aug. 31,
    yesterday I call the building management company, they said she can not sublet her room to me,if she sublet her room,she has to let them know,and change the name on the original lease( the lease between she and company).BUT SHE DID NOT!! the problem for me is I should not move in!the company said they'll call her,she might have some trouble now...

    IT MAKE ME CONFUSE, SHE DID'T TELL THE COMPANY,WHAT LEASE I SIGNED WHIT HER?

    I don't know the law in the U.S., if I move out , should I pay the rent to the girl until the end of Aug.?is the lease (I signed with her) still work or not?
    if I just move out, will I have trouble?

    The lease I signed with her is:

    (Tenant). For good consideration it is agreed between the parties as follows:

    1. Landlord hereby leases and rents to Tenant the premises described as follows:


    2. This Lease shall be in effect for a term of 8 months, commencing on January 15th 2010 (Date) and terminating on September 1st 2010 (Date).


    * If tenant should leave before commencement of said lease dates, it is the tenants responsibility to find someone to finish out the remainder of the lease terms. The tenant should write up a lease agreement that will exclusively involve the current tenant and subletee. Former tenant should be informed of the arrangements made.


    3. Tenant shall pay Landlord the total rent over the 8 month period of $6,400.00

    during said term in monthly payments of $800.00


    4. Tenant shall at its own expense provide the following utilities:

    Elecrtic/Cable/Internet


    5. Tenant further agrees that:

    A) Upon the expiration of the lease it will return possession of the leased premises in its present condition, reasonable wear and tear excepted. Tenant shall commit no waste to the leased premises.


    B) It shall not make any material or structural alterations to the leased premises without Landlord's prior written consent.


    C) It shall comply with all building, zoning and health codes and other applicable laws for said leased premises.


    D) It shall not conduct a business deemed extra hazardous, a nuisance or requiring an increase in fire insurance premiums. Tenant warrants the leased premises shall be used only for the following type business: _______________________________________.


    E) In the event of any breach of the payment of rent or any other allowed charge, or other breach of this Lease, Landlord shall have full rights to terminate this Lease in accordance with state law and reenter and claim possession of the leased premises in addition to such other remedies available to Landlord arising from said breach.


    F) All furniture left in the unit is the occupying tenant (s) responsibility and must not be left in the unit at the end of lease agreement.


    6. This Lease shall be binding upon and inure to the benefit of the parties, their successors, assigns and personal representatives.

    You have posted a lease agreement indicating that you've leased the premises through September 1.

    If her landlord evicts her for subletting without permission, that would bring an end to your lease with her.
