    Unhappy 2 Roommates Stay, Refuse to Sign Lease

    My question involves a roommate in the State of: North Carolina

    I am the sole name in the lease which expires in December.
    I have 2 more roommates who stay & pay rent etc but don't want to come on the lease.

    I plan to shift back to Europe and so would move out of country after October30th, leaving/abandoning the apt for final 2 months with my other 2 roommates as they have harassed me mentally for months by not signing lease and threatening almost every week to move out if I ask them to sign.

    My security deposit(= one month rent) would be with landlord and I have talked to him several times about this issue but he says I am obligated to pay till December. I would also give the names of my other 2 roommates to the landlord and tell him to recover the rent for June & July from them, or hold them accountable for stay.

    1) Are the roommates obligated in any way if my landlord finds them staying there after my departure, since they are NOT on the lease ?
    2) Do you all think my landlord would sue me, even though he knows that I have moved OUT of the country, for ever ? I mean will he gain anything ?
    3) In case he does sue me,even though I am not in the country, what kind of case would that be ? And will that affect me in case I want to come here to US in the future ? (visa problems etc)

    1. If you terminate the lease, and let your roommates know that you've terminated the lease as of a specific date, then ideally they will leave by that date. If they don't the landlord can evict them.

    2. If you don't pay all of your rent, that's possible. If you don't pay all of your rent and your roommates don't leave at the end of the lease, it's highly likely.

    3. It will be a civil case. Civil judgments won't affect your eligibility for visas.
