Hello, I am new. My name is Ron. I am a Harley riding car mechanic.
My ex-girlfriend and I own a house in Austin Texas. She moved out 10 years ago and I live there by myself. I have paid the house off and the property taxes are current. Recently I have spoken with her and she is willing to sign off her name from the deed. Now the question revolves around the fact that I know she owes the IRS for back income taxes but I have never received any paperwork from the IRS saying that they put a lien on my home. I have the homestead exemption by the way. Is it possible for her to do a Quit Claim Deed and sign off the house to me without the IRS stepping in at the last minute and lets say put a lien on the property or prevent her from signing off on it? Something else I thought was that my name appears first on the deed so maybe that is why the IRS may not know her name is on a deed yet until we file a Quit Claim Deed? I hope this makes sense and I have explained it correctly? Any information that you can shed on this matter would be greatly appreciated! Thank you!
