    Default Filing a Quit Claim Deed After Divorce

    I have been divorced for about 1 1/2 years not. I finally got my husband to sign the quit deed that he was ordered to do in the divorce agreement. It is notarized. What do I do now? Also, is it effective as of the notarized date. How about the date of the divorce agreement where it states that the house is mine and he must sign a quit deed to turn the house over to me? I ask this because of any debts he might have incurred during the time of the divorce agreement and the actually signing of the deed. Thanks

    Effective in what sense? If you want to put potential creditors on notice, register the deed.

    If anybody asserts a claim against the house, with the claim incurred after the divorce but before the execution of the quitclaim deed, you may have to go back to the divorce court to seek further relief.
