My question involves landlord-tenant law in the State of: CA

I received a notice from the Home Owners Association of my rental unit that my tenants committed a violation by incorrectly putting up holiday lights. The notice states I am being fined 150.00, that the lights must be removed and the damage patched.

I would like to know if the 3 day cure or quit covenants is the proper form to use, please. I already know I have to fill out the proof of service if using that form.

Just for some additional info they are MTM, have lived there six years and their rental agreement states they have to comply with all laws, rules, etc.
