Hey everyone. I own a 3 bedroom townhouse in Saskatchewan Canada and rent out the extra 2 rooms for additional income. There is a guy and a girl sharing the master bedroom and they're mediocre housemates to say the best (they're late with the rent most of the time, but eventually do pay it).
Anyways, they have the room paid for until December 29th (rent is paid bi-weekly) and they left the city to go back home to Canada's west coast for Christmas. Since they left, my other roommate noticed that his bedroom wall was really cold and heard wind noise. I entered their bedroom (my 5 page rental agreement has a clause saying that I have rights to entry to inspect the rooms at any reasonable time, which they've initialed and signed) and found their window open to the -20*C temperatures.
After getting the window closed, I noticed that there were instances of drug paraphernalia in plain sight in the room, such as bongs. I'm worried that actual stashes may be in the room somewhere but I don't want to rummage through their stuff. Should I call authorities to inspect? Or confront the roommates when they come home? And how much notice do I need to give these people to vacate the house if I so desire?
