My question involves landlord-tenant law in the State of: New York
My wife and I have signed a non standard lease with our landlord. It's basically a type of commercial lease, as he sublets the space from another landlord.
There is no wording in our lease about breaking leases, and my wife and I are desperate to move, since she has lost her job, and we are finding paying the rent increasingly difficult.
We signed a 2 year lease, and we have already reduced our second year rent down to what we though was a manageable rent. It still is not, and we have made the decision that we must move to a cheaper rental.
Are we still liable for the rest of the term even though there is no wording to that effect ?
Our landlord is a very nice guy, and we would gladly try and find renters to take over our lease. How does that work ? Do we have to ask the new renters to pay the same deposit as we have ?
