My question involves landlord-tenant law in the State of: maryland
I have one roommate, we both are are on the lease. Our lease expiers March 30th. My roommate has a habit of not paying rent and utilites on time till there is a threat of eviction or cut off notice. Twice he has been late with the rent. Three times he has not paid utilites for several months until there is a threat cutoff notice. I had recently taken my name off the electric and continued to pay my portion. However, not till my knowledge my roommate had hid the electric bill, entered into a payment agreement for the next six months, and skyrocketed the bill till is was over five hundread dollars(through putting the air conditioning on 50 during the day and leaving all the windsows open).
I am sick of living like this. I want to be able to move out one month early providing to the landlord: 60 days notice, pictures of the conditon of the apartment upon removal. Additonally, to "help out my freind" I had paid the security deposit which consits of 1500.
My question is: 1. Am i able to move out without the landlord going after me me. 2. Will I be able to recover some portion of since I am moving out early. 3. Will I be liable for the unpaid utilites that she never told me about?
