Hi all, I have a commercial tenant that hand a small grocery store in one of my units. His lease ran out in Feb and he closed his business and said he doesn't wish to rent the unit anymore. But he had some big coolers and a very large built freezer that he could move and was hoping to sell. He offered me a $100 a month to store them for a little while so he could find a buyer. I agreed as I had no one ready to move in at the time. He left the coolers and freezer with a whole lot of other stuff (shelves, some non perishable food, stacks of paperwork and other junk that takes up a lot of room and strewn all over) that makes it hard for me to show the unit to perspective tenants. He doesn't do business there anymore or use the unit for anything more than storing his crap, but he is in and out of there once or twice a week. He has quit paying me the $100 a month and I just want all his crap out so I can show it respectfully. I've called him and asked him to call me, but I'm not sure that is his number anymore and he doesn't call me back. Can I consider this unit abandoned as he doesn't do business there and nothing has really noticeably been moved except a piece of stryofoam that he rests against the glass door when he leaves, that I move when I go in there. Can I get his crap out of there, or do I have to go through a lengthy eviction process? I feel I am being taken advantage of and want to cut ties with this tenant. What's my best next move?
