    Default No Lease Signed but Security Deposit Paid and Tenant is Backing Out

    My question involves a security deposit in the State of: KS

    Tenants provided half of security deposit and no lease was signed. A couple of the tenants decided to back out. Am I required to give back the security deposit? Is it something where if I find someone else in a months time that it would be prorated?

    Yes, you need to return the whole security deposit.

    No lease was signed, so there is no contract with you.
