My question involves landlord-tenant law in the State of: Minnesota
I live in a house divided into 4 separate apartments. The woman upstairs had a boyfriend living with her (who was not on the lease) who was dealing crack or some other drug. Both our doors are on the rear of the house. Traffic past my door and windows was near constant 24 hours a day. Finding what i believe to be crack pipes, as well as bloody rags were a near weekly occurance. I eventually called the police when i actually spotted several drug deals occurring in the fenced in yard outside my window. I spoke with the police, and on my way in i was assaulted by on of the dealers that was associated with my neighbor. A few days later bricks and rock were being thrown at the house on several different occasions. The landlord asked us to stay to see how things turned out, but its simply a "zoo". I informed her that i want to terminate my lease asap. I told her to keep the $800 or so in security deposits and pet deposits. She wants another months rent, but i simply cannot live there anymore because i am fearful for my life. Should i pay a final month and avoid exposure to the rest of my lease, or should i try to get out of it legally? Clearly my right to quiet enjoyment was being violated. Partially because of the landlord's sympathy for a recovering addict turning into a complete and utter war zone at times. The police are there constantly not just because of my situation.
