My question involves landlord-tenant law in the State of: California

I've got a roommate that was the previous head of household on the house which is s 5br 3b and we had found out that he was screwing people for rent and not paying the utilities on time, so we asked him to leave, he gave some fight to it and claimed he would have us kicked out instead however next day he gave the landlord his 30 days notice once the landlord showed up to the house the very next day the confronation occured.
Since then he has made no attempt in helping us fill the room and letting us show it, keeping the room locked and will not return to the house since staying at a friends house since he gave his notice. Now the issue is its close to the end of the lease and I know he has the right to hold the room till the end of the lease and what not and we gave him a notice that we will be cleaning the garage out of courtesy and if there is anything out there we will make sure to take care of it nicely and place it aside or in the front room where currently his other items remain. He has spoken with the landlord about us moving his items around and the landlord wants nothing to do with the issue however he is threatening legal issues based on tenant rights about us moving his items around in a common area of the house, is it possible for him to do anything about this or is it more him just in attempt to continue making it hard on everyone for his move out? Any advice will be greatly appreciated
