Default Discovered Furnace is Bad on Move-In

    I'm in Connecticut

Well the landlord has let me move some of my stuff in 5 days early and I finally got a chance to be in the house alone. I inspected the furnace (actually technically a boiler) and noticed the 2007 and 2008 reports have "needs boiler replacement" on them. Then in large letters below the whole inspection label is written "Needs New Boiler". I'm just realizing the boiler is the whole unit and not just the tiny water tank that I thought it was.

The furnace/boiler is in the garage below the house.
The boiler still provides heat but I believe it may be sucking oil like a sieve and smells pretty bad when near it. There is also a lot of heat being thrown off by the boiler heating up the garage,

I have already given notice at my present apartment and need to be out soon and have already given a deposit on this house. It will be a month to month lease.

Can someone advise me on the steps to take to address this issue or should I just move in and start looking for a new place immediately to get my deposit back.

Just another concern; if I get the landlord mad, he can order me out in 3 days at the end of the month due to lease termination as what I am reading in CT eviction guide.
