    Question Extra Person Living in Room

    State of California

    Month to month verbal agreement leases

    "Roommate A" let their friend move in with them and doesn't want to pay anymore for rent than the room is already costing them. The LL never gave permission for Roommate A's friend to move in. The LL said that the friend will have to pay $12 a day plus a portion of utilities for everyday that they live there.

    Question 1:
    What can the LL do if the friend is living there against the LL's wishes?

    Question 2:
    Can the LL hold Roommate A's security deposit to pay for the friend's $12/day stay?

    Question 3:
    Anything else I should that would be helpful/useful to the situation?

    1) LL can evict everyone for violation of lease terms.
