    Default Relocating - How To Break A Lease

    Hello,

    I renewed my yearly lease which started 12/1/05. Now I need to relocate to Florida for a new job and have to break the lease. I've been reading this forum and Michigan State law, and I understand that I may be on the hook for the remainder of my lease.

    The apartment management has been pretty mean to the tenants during my time here, and that's why they have a very high apartment turn over rate. I know I would be facing a uphill battle and dealing with unfriendly, hostile people and would appreciate any suggestions as of how to proceed in order to minimize my loss?

    What should be my legal options? Is it better to find someone myself to sign over the lease, or wait till they find someone? What's their legal obligations?

    You can check the lease to see if subtenants are permitted, and what steps are necessary to get a subtenant into place. Some people engage in illegal subletting, but that can put them at serious risk in the event that the subtenant trashes the apartment. You can also see if the landlord will let you pay a penalty and be released from the lease early - that would likely depend upon how quickly the landlord believes he can get a new tenant.

    I'll definately reread my lease thoroughly as you suggested. At the same time, does anybody have any suggestions on ways to quickly find a subtenant in metro detroit area?
