I am a South Bend, Indiana Landlord. I would like to do right my my tenants, but not be taken advantage of. My tenants 1 year lease ended July 31. Rent was to be paid by the 1st of each month. They have stayed in the property as a hold over tenant and had indicated they were staying long term and now are Periodic Month to Month. Tenant gave notice on 8/15 to move 9/15. Our lease requires a full month notice (as I understand these terms would still follow in this situation.) Is the tenant responsible for the full month rent for September? As a landlord am I required to prorate? My understanding is full months notice prior to the beginning of the "period".
