    Default Lease Interpretation (Waived Rent)

    My question involves landlord-tenant law in the State of: Michigan, Lansing

    My lease has this clause: Rent due by 3rd of Month or late fee of $20.00 assessed. Waiving last month's rent of $500 and damage deposit of $200.00.

    My roommate and I (and everyone else who has read the rental agreement) takes this to mean that the last month of the six-month lease's rent is waived.

    Today, my roommate and I went to tell our landlord that we plan to look for other places and not renew the lease when it comes time for renewal on August 1st (there's no provision in our lease about notice, etc., but we've giving her 36 days as of today). When we told her this, she asked us to pay our rent for July, and I explained that I thought that month's rent was waived. She's demanding it anyway and telling us to get out now, yelling at us from downstairs, etc.

    Am I misinterpreting the clause in the agreement? I don't understand why she feels we owe her the last month's rent when our lease states that the sixth month of our lease has been waived of rent.

    You've told us what "everybody who's read the lease" think it means, but we're not able to read it. You've shared two sentences. Your rent is $500/month? Did you pay a security deposit or not? Were you offered a special, discount, free month, or anything else when you moved in? Your lease expires when? (But really, I can't tell you what your lease means, or try to interpret a poorly drafted provision, without reading the entire document. If you're a student, there may be a student legal services office at your school that can review the lease.)
