I own a property with tenants that have refused to pay rent because of repairs that need to be done. We have tried to make arrangements for contractors to begin work on the property, but to no avial. Sometimes due to contractor issues and sometimes due to tenant issues. Subsequently,we have been shopping around contractors, to give us the best deals,which is proving to be a bit time consuming. The repairs do not render the property inhabitable, but the tenants are particularly beligerent and have even threatned physical violence if the repairs are not done. They have been behind in rent in the past on numerous occasions, and they keep the property extremely untidy. I know we cannot evict them just because they are rude and unprofessional. But I need to find other grounds to evict them on. Do we have to fix the repairs before we can evict them? If not what else can we do, they are causing tremendous devaluation of the property!!! Not to mention stress. HELP!!!!!
