My question involves real estate located in the State of: New York

My block consists of 45 attached houses in a row, with 1 common drive-thru driveway behind the houses. Bordering the driveway are the lots from the next block over. They are typically 40 x100 lots with the 40 foot sides running in the same direction as the driveway. The lot behind my house has a garage and a fence that are set about 2 feet into their property line, effectively giving me a 2 foot wide x 16 foot long green area behind my house (my house is only 16 feet wide). We have been gardening this area for the past 13 years that we have lived there. We have found out that the owner intends to revamp this space and build a wall where this cute little garden is. I also believe that this land has been situated in this manner for perhaps 40 years or more.Do I have any rights?
