    Question Property Management Company Error Over Tenant's Notice to Move

    My question involves landlord-tenant law in the State of: California

    A year and half ago, I hired a local property management company to rent out my home, to save the headache...

    I have had a tenenet in for 1 yr and 3 months, but im ready to move back. Since the lease was up in March and the tenents made no effort to renew with the prop managment co, I called them and discussed moving back in. I was informed because they have lived there 1 yr or more I must give 60 day notice. On that day I gave the property managemnt my 60 day notice to have the tenets move. They are to be out by July 8th. My managment person said they were notified and understand.

    Friday at 5:00pm the day before a long weekend, and two weeks after the notice was givein I get an email from the managemnet co stating the tenets came in and advised they were moving out that weekend. Monday morning she read my reply asking how that can be when they are required by law as well to give me 30 day notice even tho I have givin them the 60 days. Civil code 1946.1 (e)

    She responds by tell me that I am right they didnt know the law changed... Scary. So the tenets will be reposible for rent thru June 22nd. And she has there final inspection schedules for this thursday May 28th.

    Now she is telling me I cant have the keys or even go inside the house before the 22nd to paint or recarpet or they dont have to pay the rent.???

    I believe that the management company failed to tell the tenets that 30 day is required and they are all but moved out in full with a new place already and is now will not allow them to turn keys back to me untill the 30 days is up.

    If the tenets have moved there stuff from the home but are now being convinced by the management company not to turn keys in untill the 22nd of June, am I not allowed to give the tenets notice of intent to entere the property to do maintainenec and repairs?

    I am not even sure they will tell the tenets and just take it from there security deposit when they dont pay the rent for June.

    I am mad as hell at them, since the days are no so up in he air, I cant even give my notice to move with an accurate date because I dont know when I can even get in the home now to prep and clean.

    Please help me
