My question involves landlord-tenant law in the State of: Minnesota - MN

I signed a lease for a 4 bedroom apartment (duplex) my freshman year of college when I was 17 (the landlord didn't know and didn't ask). Also, the landlord told me and the other three people that the place was legally zoned for only three tenants. He said that chances were low that the house would be inspected while we were there... The landlord told the same thing to the four girls who signed a lease for the apartment below us. The girls below us had an inspector come to their apartment to "check for safety" when they really just wanted the inspector to tell them that only three people could live there. They then sent a letter to the landlord pretty much telling them that they were moving out and weren't going to pay rent anymore.

My question is, is the lease that I signed valid?
(1) I was not a legal adult when I signed it; and
(2) it is only zoned for three people.

Is there a way I can get out of my lease without having my roommates pay more (i.e. is there a way I can get out of the lease and make the landlord lower the rent because it's only zoned for three people)?
