    Default Colorado, Landlord Theft Change of Locks

    I am the lawful tennant of a property including garage. While at work, landlord comes to property and finds a friend of mine in the garage working on his car....which I have allowed him to do and it is not causing any damage.
    She freaks out, verbally abuses him and orders him to get his things out of the garage immediately, or says that she will have his car towed and his/my things taken away. Can't I store whatever I want in the garage/house as long as it is not a potential hazard?
    I come home to find that the landlord has put a padlock on the garage door and has disabled both automatic garage doors. I am locked out and cannot access my things without breaking in.
    What now? Has she not violated some law? even if somehow I may have "broken" the terms of the lease?
    I would rather not get evicted....which may happen because of this, but also I can't get to my tools and belongings in the garage.......Should I call the sherif to document this to protect myself?

    Get a lawyer and take her to court:

    Trespass by Landlord - The tenant has the right to peaceful enjoyment of the property, but this right can be modified by the lease. Unless the lease provides otherwise, the landlord does not have a right to enter the property without permission of the tenant except to demand payment of rent or to make emergency repairs. A tenant can sue a landlord for violating the tenant's rights.

    Lockout by Landlord - Under most circumstances, a landlord should not "lockout" a tenant for any reason without a court order. The landlord may be held responsible for interfering with the tenant's right to "peaceful possession" until a legal court eviction. A landlord who illegally locks out a tenant risks being sued for damages.
