    Default Joint Lease One Party Wants Out

    My question involves a roommate in the State of PA.

    Less than a month ago, my girlfriend and I moved into a house that we signed a joint-lease for.

    Now, she states she wants to move back home and wants to be taken off the lease.

    My problem is that we figured this lease using both of our incomes, which made it very affordable. However, on just my income it's going to be very tight.

    The landlord is a little reluctant, but probably willing to redo the lease with just myself on it. If we were to terminate the lease we are obligated to pay one years rent, or the amount of rent until he finds a new tenant plus lose the security deposit.

    I'm looking for a little financial security here to ensure that I keep this house. Is there any way I can ensure that? Am I able to refuse to agree to a new lease, keeping her name on it, and taking her to small claims court every month she doesn't pay half of the rent? Can I agree to the new lease and take her to small claims court because I was forced to resign a lease and she broke a contract that we both had, forcing me to take on additional financial burden that wasn't planned on? Can I make her stay in the lease until I find a roomate that can split the expenses and hold her responsible for the half the expenses?

    I'm looking for a little guidance of which way I should turn.

    Yes. She signed a binding contract, no one is obligated to let her out of it.

    Every month is a bit much, and probably not going to fly, but you can certainly sue her at the end of the lease term.

    If you sign the new lease, you're agreeing to the new terms and she's off the hook.

    You can hold her responsible for half the rent. Half the utilities and such, probably not.
