My question involves landlord-tenant law in the State of: California
I am renting a room in a house, the landlord does not live here. There are 3 other people living in the house, each renting his room from the landlord. Our contracts say that we have the right to use the kitchen and living room.
I am from Germany and living here for 9 months, so I don't know much about US law. Two of my friends from Germany want to come visit me for 2 weeks. We planned that one of them can sleep in my room, the other one in the living room. I asked all my roommates if they are ok with this and they agreed (I have become very good friends with my roommates). Now I asked my landlord if that is ok, but she does not want one of my friends to sleep in the living room. Does she have to right to deny this?
A second short question: our landlord comes by very often and walks into the house to pick up her mail. She also goes into the garden to cut some flowers. Can she just go into the house without knocking first?
