My question involves landlord-tenant law in the State of: California
Hi... Per the original lease agreement, tenants pays for all utilties. There have been several ocassion where the tenants did not make the payment on time where I have to send follow up letters for tenants to pay. In time, the utilities bills are paid.
If I want to switch the utilities to me, the landlord, and then increase the monthly rent to compensate for it (I have spoken to the utilities company and on average, it cost about $200 for the tenants for all utilities (ie, water, sewer, trash), what is the ramification of doing so?
In short, the rent increase is around 9%. Is there a law that prevents me from raising that much? In the end, I am not benefiting any thing as I am transfering the utilities bill/expense to me (for the same amount of the rent increase).
