    Default Tenants Complain About MBS Properties

    Yes this is correct, all the windows were in fact blown out of the building, which did cause excessive damage. Not only that but MBS corporate office went from 30 + employees down to only 8! Imagine trying to run a multi- million dollar business that has 70 + communities with only 8 employees. Any business would be a little behind on cutting checks, don't you think??

    I will agree that MBS can be slow with processing payments, but if they owe you money, they don't refuse to pay. There are a lot of management companies that have this issue, not just MBS.

    I have never met or worked with Mr. Smuck, so therefore can't honestly defend him, but would like to defend those that I do know that work for MBS....Rachel Crew and Katrina Avila are both very hard working caring people, that do everything within their power to take care of business. They unfortunately DO NOT cut checks from their office, but make sure to get the information to their superiors in a timely manner.
    The onsite managers and staff also are very hardworking people that always take care of their end of the business. After it leaves the onsite level it is out of their hands.
    The 8 employees that came to Texas from LA. These people have worked their butts off to try and keep the company operating! They did so, with nothing! They lived in Louisiana and lost their homes! I think if anyone needs defending it's these people!

    Yes employees with MBS, also have issues with the company at times, but what company does not?

    I am personally thankful to have a job, and the way that I can try to make the company better is to come to work everyday and do my job to the best of my ability and do my part to try and help the YOU the customer, who do pay our salaries!

    As an employee of MBS, I would like to apologize for the problems you are experiencing. Hopefully they will soon be resolved.

    why did it go from 30 to 8 employees? Are you back up to 30 employees now? Why is that the problems like water issues, plumbing, green pools which were pre-katrina not solved in a timely manner? Is it just me or does it seem like a coincidence that so many MBS pools went green this summer, did hurricane katrina cause a shortage of chemicals even before the storm hit?

    At Mirada in SanAntonio a resident had to buy the chemicals from the pool store around the corner. Couldn't MBS have done the same?

    Oh and why aren't you including your Managers as Employees (Imagine trying to run a multi- million dollar business that has 70 + communities with only 8 employees)why did n't MBS give emergency powers to Managers to cut checks, sign papers etc etc. Do you not trust them?

    I also hope that any employees that lost homes get things back in order however if they can not trust their employer to help them through rough times like the Katrina aftermath then it is time to find a new job.

    Default To MBS Employee

    I moved out on 11th of June, 2005. On the 15th of June 2005, Amy Shinsky the property manager sent MBS information saying that I left apartment in immaculate condition, and that MBS should reimburse me $285.00

    Hurricane Katrina hit New Orleans / Metarie area end of August. What is the excuse for not paying my deposit for 3 months?

    We are at December 3rd now. 8 more days, and it is 6 months since I moved from Dallas. How much more patience should I show.

    Would it be acceptable for MBS, say I lost my job, and I take 6 months to pay my rent?

    If you are indeed an MBS employee, I suggest you tell Mr. Smuck if that is his real name, that I am coming after his 1/2 Billion Dollar empire. I don't want the money, I want justice. I want this guy behind bars. I have nothing against his employees. They seem to be a frustrated lot.

    If I don't see my deposit by end of next week, I am going to find me the "Texas Hammer" and slap a class action lawsuit. I want access to this scum bag's records. How many ex-tenants has he screwed. I want him to return their money. I want him to pay the people that serviced his facilities. We are not asking for much.

    You hit the nail on the head. I've never seen any corporation show mercy when a person can't pay their bills. They don't care what the circumstances are - they want their money and will take any measure needed to get it.

    Most of the people here, however, have been extremely lenient with MBS to the point of absurdity. For example: I moved out the beginning of July and never received a check. Katrina cannot be used for an excuse no matter how you slice it. 30 days was well gone before she came ashore.

    I have lived at The Retreat (formerly The Mansions) for 4 years now. I never had a problem with anything until MBS took over. Their excuse about the hurricane just doesn't cut it with me. I have family that live in New Orleans and Meterie wasn't hardly damaged at all. There is no way it was under water. My family said they would be glad to take pictures of their building. When Mbs took over in May (before Katrina) the Health Dept. was called out 6 times for the pools. They found ecoli in one of the pools and to date, the spa at the second pool has never been cleaned. It took two months for the grass to be cut and the trash and pet dumpsters were growing maggots. It took 3 months to get a light bulb changed outside the front door. My neighbor who lives in a one bedroom, was told to buy his own parts when his toilet broke because they didn't have any and the maintenance said he wasn't buying it with his money because he would never get reimbursed. We all joke about the office's manager of the week because the staff changes every week. Our water bills have tripeled and even though it is a property code violation, the regional mgr informed us that we were paying for the irrigation, office and clubroom water. All of the above happened well before Katrina. As for Rachel and Katrina, they work real hard at dodgeing email and phone calls from upset residents. I have left approx 28 messages for both of them over the past 4 months and several emails. Blaming Katrina doesn't work for those of us who lived on your properties long before Katrina hit. You should be ashamed of pawning it off on a disaster the hurt lots of people.

    You have got to be kidding me. You try to smypathize with us then you poke fun, what a tool. I gues the new mantra for an MBS Employee is "Once a MBS employee always an MBS employee." Jeeezus, does Mike Smuck Line you up for reeducation training upon hiring?

    I have had it with apartments period. My husband and I are looking into houses instead. We would move, but it is more money to spend on deposits when a lot of property owners just see you as a dollar sign anyway. Any complex I have lived in, there have been issues. I think I will bite the bullet and look for a house and work two jobs next summer when I am off from school to take care of my debt. I have had enough of all of them.

    Default Add me to the list of unreimbursed

    I would like to go on record as someone who has not received a deposit reimbursement check, despite following all applicable rules regarding notice and forwarding address. I moved from The Park in Austin, Texas on August 3, 2005.

    If I do not receive my check by a deadline I have given MBS, I intend to work hard at bringing our issues to the attention of TAA and the Office of the Attorney General. Fortunately, I have a number of contacts with each office and help from a legislative office to whom these agencies are generally responsive.

    I would like to compile a list of persons who have not been timely paid their deposit reimbursements. If you belong to this category, please e-mail me your first and last name, address, which property you lived at, and when you moved out. I will not use this information without your express written permission for a specific use, such as a request by the OAG. If this occurs, I will contact you and request your permission. I'm asking for this info now so that I can get a feel for the scale of the problem and whether it is feasible to get anything done on a public level. People respond better to reported numbers than anecdotal evidence when deciding what issues are worthwhile to address. I am new to the forum posting thing, so I will continue to try to figure it out if this message does not allow you to respond to my e-mail for any reason.
