    Default Tenant Gives the Apartment to Another with No Consent

    My question involves landlord-tenant law in the State of: Missouri

    I have a friend that owns a rental apartment complex. He has a tenant that has been living for 6 years. He just found out that the person let a friend move in and the actual tenant no longer lives there. The person has been paying the rent but is often late. He is planning on changing the locks and attempting to take possession of the apartment in a few days. He has not filed eviction or spoke to the actual tenant. Is this legal? What can happen to him if he does this? The person has three months left on the lease and no past month balance. I'm concerned that he will get himself in trouble legally for doing this.

    Any insight?

    No, he cannot simply change the locks.

    He must initiate formal eviction proceedings.
