    Default With Holding Of Security Deposit

    My question involves a security deposit in the State of: MI
    My tenant recently moved out and did not properly clean my rental house, I know I can with hold a portion for damages, what about cleaning? The house was not broom clean by far, and there is garbage all over back yard frozen in the snow.

    I understand Michigan law to allow you to charge your new tenants a deposit and a (reasonable) non-refundable cleaning fee, but that it can be very problematic to deduct the cost of ordinary cleaning from a security deposit. There's case law that cleaning costs are not actual damages, and thus cannot be withheld from a security deposit.
