    Default Surprise Charge

    My question involves landlord-tenant law in the State of: OH

    I've lived in the same apartment for 7 years.
    I was on a month to month for a long time but back in last December I
    decided to move
    to a different section of the same complex and I signed a new lease.
    Yes,it's own by the same management.

    Here's what I'd like to know.
    I've had a satelite ever since I've lived here,I asked the office before I moved in
    if it's ok to have it.They said Yes.

    Since then, they changed property manager 3 times but all of them were
    ok with me(and other tenents)having satelite,never had a problem at all.


    Then,last night I got a note on the door saying

    "Before you're allowed to have satelite dish you must come to the office
    and sign the satelite addendum.It explains all the rules of having a
    satelite dish.
    There is $300 deposit for having a satelite.
    Deposit is refundable if no dameges have been done.

    If you fail to come to the office and signed the addendum and pay the
    $300 deposit within 15 days,the maintenance department will be coming around to remove the satelite dishes."

    It says nothing about signing addendum in my lease plus I wasn't even told
    there is a such a thing when I signed the new lease.

    Can they do something like that without notice?
    Or should I fight it?

    Apparently it was okay in your old unit on your old lease or month-to-month arrangement, but it's not under your new lease. Does your new lease authorize you to make any sort of installation or modification outside of your premises?

    What I just found out is in my old lease(2002),I found a section saying

    "The tenant will not place any aerials,antennas,citizens band radios or other
    electrical connections on the apartment without the landload's written consent"

    I'm assuming aereals means satelite.

    I found the same thing in my new lease,too.

    I'm guessing now after 7 years they have the right to collect $300 from me

    even though they were ok with it for all these years....
