    Default Collecting rent after given notice by renter

    I am renting a room and the renter gave me her notice. The lease required a 60 day notice, and that was given in mid-January. At this time I still had not received January's rent. I was insured that I would receive January and February rent asap, but still haven't received either. The renter has not been on the premises for months, but all of her belongings are there. Now she is avoiding any communication with me.

    What do I do with her things? I need to find a roommate asap to help cover expenses, can they use the furniture left behind? How do I go about seeking legal action?

    Default Eviction proceedings

    You may wish to commence eviction proceedings for nonpayment of rent, with the goal of getting an order permitting you to "evict" the tenant and remove her property from the room.
