My question involves landlord-tenant law in the State of: Washington
My wife and I have a tenant who in December told me she could no longer afford to pay rent. She's on a 12-month lease and has paid her last month's rent and a deposit. This is a 2-bedroom condo and she shares it with her teenage son.
She has four months left on the lease and has been unemployed since last May (2 weeks after signing the lease).
We made a verbal agreement (with written addendum yet to be signed) to nulify the lease, provided she pays us the December balance owing and a pro-rated January rent through Jan. 21, when she vacates. However, she has been non-responsive to telephone, e-mail and in person visits. She also still owes us the balance of December rent and rent for January. What is our remedy? Eviction?
