My question involves landlord-tenant law in the State of: Los Angeles, CALIFORNIA
I am renting a room out to an older lady(age67)(for 15 days now) and she has become a nightmare. I found out she has been evicted more than 2x before and now I want her out because she is violating our verbal agreement to not smoke inside the house, leaving a space heater on while she is not present, nuisance, leaving the gas pilot on. She is basically putting our lives in danger. It is an illegal sublet, only my daughters and myself are on the original lease. I have read illegal subtenants have no rights is this true? I have served her with a 3 day notice to quit stating the above. Am I doing this correctly? Is this legal what I did because, I am only the master tenant not the owner? I am willing to return the rent she has not used if she leaves. I even offered to help her find a new room with hopes of getting rid of her, but she is being stubborn. Can someone help me. How do I get rid of her. Plus this old woman is "sue happy"
