My question involves landlord-tenant law in the State of: Colorado

I gave my landlord 30 days notice of intent to break my lease on October 1st due to we could no longer afford the place and there were many repairs that the landlord did not fix. My lease actually ends on March 31, 2009 so I know that if the place cannot be rerented I will be stuck with the remainder of my lease.

My question is, as part of a landlord's reasonable attempts to re-rent the property, can they raise the rent?

I currently pay $799 for the rent, which is a little steep for the condition the place is in, but the landlord has posted the ad on the gazette, which no one really reads, but it is a reasonable attempt to rent it. She has posted the rent for $850 a month and also stated no pets, which in my lease it allowed small pets. My problem is that the place is not worth $850 a month, and though I've tried my hardest to sell the place as not being a piece of crap when prospective tenants come to look at it, everyone always comments that they would rent the place if the rent was cheaper.
