    Default Lewisville Property and Trash

    I'm not talking about the property being trashy, I'm talking about the dumpsters not being dumped! The city comes out and fines the office but what about Micheal Smuck?? He owns the place so its his deal to pay the bills not the office. The office crew is great, they have to deal with so much I'm suprised anybody is left. The laundry room got a make over what about the apartments and all the other issues going on? No hot water on half the complex and no cold water in buildings 4,5,6,7 and 11. You sit down and the toliet is filled with hot water. The sewer backs up all the time and at night, be careful becuase the lights are so awful that you could get hurt because of it being so dark. No appliances either, either you have to by your own or go without. When you move in you do your own make ready and hope it gets taken off the rent. No blinds, you have to hang blankets. Watch out, the patios and balconies are barely hanging on. That is a law suite waiting to happen if you get my point! Good luck when you put in a request to get things fixed. Its not because the satff is lazy, its because corp won't approve parts and supplies when they are ordred.
    Siding is falling down off the building and major plumbing problems through out the whole complex. Water leaks everywhere and those who pay a deposit, MBS will have the managers lie and the resident is stuck out like always. Smuck is just sitting back and thinking what idiots we are for not doing anything baout this. As a tenant we have rights and we should put them to good use. Smuck needs to go down and someone needs to make that happen! A tenant petition, news and the attorney general is all we need! Lets do this!! The city and Austin is just waiting for enough people to step up and say enough is enough!! SMUCK can go @#$% himself and all his fellow corporate frineds too!!

    Yeah, How can we shut him down?? If the city and the state and all these other gov and state dept know all about Smuck and his slum-lord behaivor, why can't he be stopped? Is this guy realy un-touchable? When is enough-enough? How much longer do the residents have to put up with these living conditions? I know people say why don't they just move, but they need to understand when that's all they got or can afford or even if that's where they call home then they have all rights to defend themselves and their surroundings.
    Smuck must be and will be stopped! He has messed with the wrong resident.

    I lived in Austin, and I have never had a problem with my MBS apartment. You say that corporate won't approve for maintenance supplies, have you called and spoken with anyone there? You know, they can't approve what they don't know about. Have you ever tried talking to the supervisors above the managers?

    Rather than talking about "bringing down" Mike, have you thought that maybe it would be more productive to take a positive role with your apartment complex and talk to the corporate office, or send them a letter. Something might get done if you voice your concerns to the right people.

    I like that previous post..."voice your concerns to the right people"!!! Take this one! I have been complaining for weeks to get pest control in my apartment because they haven't been there in at least 4 months and nothing! Finally I called the people who spray and they came out. When you have spiders in your apartment that are the size of cookies, and that's not an exageration, there is a problem! Personally, I don't blame the office staff! Smuck apparantly treats them as bad as his tenants! They have to deal with all the complaints and he just sits back and collects his money! But I wonder, clearly you are an MBS employee....did he pay you to post that? HA!!! That would be a joke because we all know he doesn't even pay you people! The guy is a slum lord...he knows it, you know it, and all his tenants know it! It is just a matter of time before he is put out of business and run out of town so do yourself a favor and find a new job. The guy is scum and so is anyone who defends him!

    From what I can tell, MBS treats their Vendors (of which I am one that they have owed since November of 2004), their employees (I have "worked" with four that are not longer there and have been replaced) and their present tenants (I watch the news about the trash situation AND I have clients I have leased who quickly wanted to get out of their leases before their lease was even up after MBS took over) AND I have spoken with some of the on-sight personell that have whispered "personally, I wouldn't lease someone here because the Company (MBS) doesn't pay apartment locators. I for one make a living of assisting people with finding them the best places to live in a price range they can afford. BeFORE MBS took over the two properties off of E. Parmer Lane, the two complexes WERE very well taken care of and had great prices. Now, as I have told MBS, I will NOT send another client to them. Of course, my last responce from them was "Since you opinion of this company and its employees is seriously flawed, then your decision to not service us any longer is probably a good one. I will not entertain your derogatory emails any longer or the abusive nature to which you have treated my employees in the past." The only derogatory remarks I made was "do YOU get paid on commission only because I can't believe you would continue working there if you do." It's just another way of MBS getting out of paying for ANYTHING. I was emailed AND called by MBS many times and I was told, many times, "the check was on the way" (at least 6 times since 2004). I am here to warn ANYONE about working with MBS, period. Also, for those of you that are looking to move out of ANY property, PLEASE, ALWAYS, ask the complex to do a personal walk through with you after you have had the place cleaned. This will save you a LOT of headaches. As I was told "most people that want a move out walk through" pass inspection. Also, if you have any complaints, send them in writing so that you have records of them. When people hate their jobs, do you really think they are going to write down a complaint that they have to deal with correctly?

    I would LOVE to know who you think are the CORRECT PEOPLE to voice a concern to that works for MBS. I have emailed everyone, including investors, and NO ONE takes blame. Or, if they do, they end up not working there a month later. You say you "lived in Austin." Was that beFORE or after MBS took over some really nice properties in Austin and have trashed them out?
