Default Neighbor Wants an Easement for Sewer and Water Line

Hi I am a newbie here and was very lucky to stumble into a forum like this one.
My Property is located in Los Angeles County in California. My neighbor was granted an easement to use my driveway for ingress and egress from the previous owners of my property now they want me to sign an easement agreement granting them easement for sewer and water lines. How do I protect myself before I sign anything? Can I get any compensation if I sign the easement? What are the legalities involve in this transaction? Are there any legal implications?

    Thanks,
    Dricksar

They cannot force you to give them an easement but they can take you to court. They will be digging up the area so they may be blocking the drive during construction. Then there is the problem of maintenance.

It just depends on the specific circumstances and only you know those.
