    Default Manager Making It Impossible to Sell My Mobile Home

    My question involves landlord-tenant law in the State of: california
    Hi I own a mobile home and was given a 60 notice to terminate lease so Im trying to sell it and the manager firstly hasn't given me the rental application and rent quote for potential buyers. Over the past 10 years my lot rent has gone from $600 to $1150. the last increase was $350 for my 114th month whatever that means WE DO HAVE RENT CONTROL here but my manager will tell you other wise and they didn't tell me when I moved in they got me to sign a 99 year lease but now Ive had several interested buyers and they are declining because of the lot rent I thought the new tennents would have a lower rate then mine because my had been raised through out the years. as it is my mobile is insured for 30,000 and Im taking a loss by only asking for 15,000 just so I dont lose all Ive invested. is this legal I mean she just smiles when I tell her no one want to buy the rents to high I even said you dont want me to sell so you can take it and she just laughs oh I probably should mention my lease was terminated due to non compliance it states on the first page however on several pages through out it clearly states how I DID comply I need this money to relocate I'm sure you've heard this a million times and are sick of it but I am a single mother of 4 and I have been so stressed out my right kidney swelled up like a balloon I have a Unilateral Hydronephrosis and I now have a colostomy bag attached to my back I have a renal scan next week and could be in and out of the hospital for weeks any advice would be greatly appricated also if this isnt the right fourm could you please direct me to the right one or any other site or avenues of help Thank You So Much For Your Time for I know its valueable to you The Doty Family

    Consult a local real estate lawyer about the terms of your lease (this may help you find one), and whether it or the rent increases violated rent control regulations. You may be able to make a claim for money back.
