My question involves landlord-tenant law in the State of: NY
A tenant has always paid rent on time in full. Bad things happen to good people and now they need a little help. They applied for welfare and part of thier benefits are rent payments. Since I do not know much about this I have some questions (please forgive if this is not the right section).
1. Because it's only part pay the other half will have to come from the tenant. Does anyone know if welfare will send me a statement/tax form at the end of the year informing me of how much rent they paid to me or do I have to keep 2 sepearte journals (one for money from tenant and one for money from state) so I declare the right amount? welfare didn't ask me for my SS or Tax ID so now sure how they report it to IRS.
If there are any other landlords out there that have experience dealing with this can you please tell me the pros/cons of this. As I already understand I won't get rent in full on the first...I'll get 2 checks per month from welfare and one from tenant so I have to budget better to ensure mortgage is paid on time. Thanks for any insight to this.
