My question involves landlord-tenant law in the State of: Florida. Ok so i am new here yes but here is my questions 1. A little over a month ago i finally got ahold of the district manager for my apartment complex.(UDR complex) well i explained all the problems i had been having in the 6 months i had been here. Well she spoke with my property manager and they decided to offer me a transfer. Well at the time i worked 9am-9pm M-F and usually sat and sun. So i didnt have time to wait around so they wrote everything up and i ended up having to pay administrative fees even though it was at their own fault and then i signed the papers and apartly they renewed my less for another year i had already been here a little over six months (orig. lease was up nov.) Well i was wondering is that even right because they transfered me due to their lack of competence and maintenance yet i had to pay and they made me renew my lease. Is there anything i can do. My girlfriends aunt is in real estate and said they are not allowed or supposed to do that. Any advice.


Question 2. Now that i am in the new apartment i once again had to wait nearly a month for them to replace my living room ceiling room fan that did work. When i asked the maintenance guy his reply was "laughed" and said"o yeah we've had the fan for a few weeks we just havent had the inetiative to do it you gotta stay up the managers ass to get him to do it" i find that ridiculous. Ok well what ever i came home one day w/o any notice or note they had entered my apartment and replaced the fan yet left popcorn from the ceiling all over my floor. Well i let it go. Then this past weekend it was raining (its florida it ALWAYS RAINS! lol) well i was home that day and i just happened to walk out my back sliding door to my patio well i open the door and feel water hit my head so i look up and theres water coming from around the screws through the track and i start looking around and the opening around the door down the side of the wall and the wall above the door is all cracked and soggy and leaking water! well i call emergency maintenance because its leaking water into my apartment not good and i have bad asthma and allergies so mold is no good for me. So the maintenance guy shows up looks around and i go so what is gonna be done or do you atleast know when something can be done and he goes "well i dont know im kinda the lowest on the ladder i will try to tell them tomorrow." So i stay home from work and go to the office the next day hoping to talk to someone with a brain i go in and ask the prop. manager herself if she knew anything about when something is gonna be done. she says" well i dont know im dealing with about 12 other apartments with the same problem so i will get to ya when i get to ya." So later on that day the maintence manager comes around looks at it and tries feeding me all kinds of shit and even had the thought to tell me well if mold was to grow it would grow on the outside of the wall first. ( i work in construction i do framing and drywall no mold grows in dark cool moisture enriched places. IN A FRIGIN WALL! Well after arguin with him he says well someone will be by in a few minutes to re-caulk the outside above the door. ok fine......no one ever shows up that was 3 days ago. he also said the contractor to do the wall would be here no later then wensday well its wensday at 7:31pm STILL NOTHING NO ONE NO NOTE NOTHING!! well sorry for the long story coulda been worse lol but basically is there anything i can do about either thing any help or advice is welcome.
