My question involves a roommate in the State of: New Hampshire

First problem: Over charged by Landlord for security deposit. Roommate and I were told we did not have suffient credit so instead of a 1,000 deposit total (which is their normal policy) we would EACH be charged a 1,000 deposit. This was the day we were signing the lease. Roommate, at that time, did not have the additional money - and since we were minutes away from getting our keys, moving day already scheduled - notices to move from other locations etc., I put down the 2,000 deposit. Roommate agreed to pay me back the 1,000 deposit - but alas, never did.

Problem 2: My one year lease ends TOMORROW. I have had the worse year of my life with a difficult (to say the least) roommate. So I should be saying YEAH - however, this person has now defaulted on their portion of the last month's rent. (we split the rent, and yes, roommate paid each month until now) I was just notified yesterday I will be having that amount plus the late fee deducted from the security deposit.

I must turn in both sets of keys by noon tomorrow. I must have the apartment cleaned out and prepared for final walk thru by noon tomorrow. Otherwise, you guessed it, I will be assessed additional fees - to be deducted from my security deposit.

Problem 3: Roommate no where to be found. Called numerous times. Text Msg - numerous times. Left messages. No response. I don't have roommates keys. And roommate has abandoned personal belongings in bedroom. Haven't spoken to roommate in weeks. Last conversation roommate said they would empty room and clean it so I could get back my deposit. I have cleaned 90% of apartment thoroughly. This one room is so bad - and yes, I have pictures - it will literally take me the next 24 hrs to bag up this trash heap and haul it to the dumpster!

Problem 4: Yes, both names are on the lease. So technically - can I go in roommates room and throw out all of their stuff. If I leave it - the landlord has said they will give 15 days (at a per diem fee) at which point they will retain the rights to the trash and then CHARGE me, again from my security deposit, to remove it!!!@

I have been naive in handling this situation from day one. But I am at the end of myself. I don't want to lose out my entire deposit at the hands of an irresponsible roommate. I am being played - and feel as though I can't do anything about it. Are there any laws that help the person trying to do the right thing?
