    Default Short Term Rental

    My question involves an eviction in the state of: New York.

    I am interested in renting out my apartment for up to one month. This apartment has been sold and I am waiting for the close out/mortgage approval/co-op board approval.

    Since I will be charged a hefty daily fine if I have not moved out my belongings after the close out I want to ensure that the person to whom I rent this apartment leaves after one month.

    Is there any way I can guarantee the tenant will be out without going to court. I'm assuming changing the locks is not an option, but can I shut down utilities, or put locks on certain parts of the apartment. Am I legally allowed to enter the premises after the short term lease has expired without notifying the tenant? If this were to be taken to court how long and how costly is this procedure?

    Lots of questions but any answer will help. Thanks in advance.
