My question involves landlord-tenant law in the State of: California.

I wanted to know whether a landlord can modify details of a lease after it had been signed.

Specifically, can my landlord increase late rent / bounced check fee's that have been stated in the lease by posting visible signs for 30 days in the building?

Our lease specified a $75 late fee and $25 bounced check fee and landlord a month into the move posted signs stating a late rent fee of $150 would be charged.

can he legally charge me the new fee even though the lease says otherwise?

I feel that I agreed to the terms of the lease as signed at the move in date and that this modification would have changed my choice of buildings.

What rights do I have and can I now break the lease if I dont agree with this change?

Thank you for your help
