My question involves a roommate in the State of: NY
1.) What are the current laws for dividing rent differently among occupants in a non-rent stabilized apartment?

The landlord has been excepting 4 separate monthly checks for varying amounts.
2.) What are the laws on subletting (without the landlord involvement/consent) in a non rent-stabilized apartment and charging more for the room than you pay the landlord based on the apartment's market value? Could the sublet have a case in suing for profiteering? (There was a signed agreement between tenant and subletee for the monthly rent + share of utilities.)
