    Exclamation Five Day Notice To Pay Or Vacate

    My question involves an eviction in the state of: Wisconsin

    I have recently been given a "5 day Notice to pay or vacate." It is not from the State of Wisconsin, it is from the landlord. I am in a month-to-month lease. Do I have only five days to leave? Or does he have to give me 28 days after the 5 day notice??? From what I have read and heard is that he has to go through a court process first, is this correct? Any advice will be helpful. Thank you for your time.

    This kind of notice is a precursor to an eviction. In effect it says to cure your delinquency and stay, while continuing to abide by the lease, or leave by the deadline before I have you evicted. If you leave or "quit", you may still be liable for any monies owed and any damages to the landlord to re-rent.

    While this landlord won't give you a good reference, just a complaint by the landlord, win or lose, can make it hard to find another apartment.

    I am sure somebody will take the time to look up the particulars for WI.
