    Default Subletting Against Lease

    My question involves landlord-tenant law in the State of: California


    Hello everyone. A retired apartment owner/friend of mine keeps telling me that CA state law requires all tenants to be allowed to sublet their apartments. However, in my lease it specifically states that subletting is not allowed unless we are replacing a roommate. I also checked on my city's rent stabilization board and they confirmed that if a landlord forbids subletting in the lease then it is not allowed.


    So who is correct??

    You mean, the guy who is telling you what you want to hear but who has no real qualification to speak on the subject, or the board that oversees rentals in your community? What do you think?
