Default Rights In A Residential Hotel

My question involves an eviction in the state of: california

A person i know had rented a room in a residential hotel that only rents by the month. she owed some money and decided to leave and said if i could pay i could have the place. the owners came and and were going to change the locks and i told them she left but i'd take over the rent so they made a new rental agreement with just me on it and i paid them from that point. the other person came back and i let her in but they said she owed money and couldnt stay. she caused a big scene and now they said they want me out on the first. i've been there over 30 days and will have the rent money on the first. if they refuse to take my rent don't they have to take me to court? they also said i was not allowed to have any company visit. i read in san fransisco they have a law you can have visitors during certain hours daily and 8 overnight guests per month. these people also charge $5 per visitor and i dont think that can be legal when this is a place that only rents by the month. i'm in los angeles. thanks

You were given a verbal notice to vacate?

Your landlord needs to give you 30 days notice, unless you've violated the terms of your rental agreement, in which case, three days written notice is sufficient.

The San Francisco city ordinance does not apply in L.A.

What does your rental agreement say about guests? That's what the rules are, regardless of what they do in SF.
