Examine your lease carefully. What does it say about breaking your lease?

Generally speaking, your lease is supposed to have a clause explaining how - and if - one may terminate the lease early and what the fees may be.

Did you ask for repairs in writing? Or call a repairman yourself and send the landlord the bill?

Usually, the problems you describe are not sufficient for breaking a lease without repercussions. You can be held responsible for the entire remaining term of your lease.
