My question involves real estate located in the State of: CALIFORNIA
My wife and I quitclaimed a property to ourselves and our granddaugher last year to help us pay. We did not add her to the loan and she only paid about six months worth of the payments. Now the home is being foreclosed. And the trustees sale will be held in less than a month.
We were told that because she is named on the property, she is responsible for any liens and taxes on the property. Can she quitclaim the deed back to only us before the sale, that way she is no longer responsible for any other encumbrances, taxes, or liens?
She is only 21, so we don't want to ruin her credit for our mistakes. Please help.
