Here is the house portion.

REAL ESTATE
The Husband shall waive whatever claim he may have had in or to the Marital Residence located XXXXXX California. The Wife shall be
responsible for the payment of all of the expenses associated with the property, including, but not limited to the taxes, the two (2) Deeds of Trust and homeowners’ insurance. The Wife agrees to indemnify and hold the Husband harmless from the claims of others for any of these debts. The Husband shall sign an Interspousal Transfer Deed relinquishing all of his right title and interest in the property. In exchange for the transfer of property the Husband
shall receive the sum of XXXXX Dollars.

So it is not a Quit Claim - it is the Transfer Deed - this made it so the house was not reassessed by the tax man. Hope this helps in your situation.
