My question involves an eviction in the state of: Michigan

During our initial tour of the then unrented condo in Oct '06, we noticed and pointed out to the landlord at least two stains on the ceiling from previous leaks. The landlord said he would take care of them, but never has. We've asked and asked about these repairs. He totally ignores us. Now, there is another real leak in another room that leaks constantly during rainstorms. In fact, my daughter has to rearrange her bed in order to avoid the water dripping. Still, he continues to ignore our requests. In August '07 I reported to him that our upstairs bedroom window is broken (outside glass of double pane) and needs to be replaced. He told me then that it is under warranty and it will take a while to get the replacement. After several months (3, at least) he finally told me that the window came in and he would be stopping by "when the weather breaks," to put the new window in. This has never happened. I've been witholding rent from him for as long as I possibly can in order to send him a message about the repairs. Instead he responds by sending me a 7 day eviction notice. But, I pay at the end of the notice period. The lease is due to expire on May 30th, '08 and I have another month's rent due. I don't think he deserves it. My question is why do I have to be forced to pay my rent, when he can totally ignore our requests for these needed repairs? He is an arrogant SOB who makes it obvious that he relies on his lease to treat his tennants like this. Lastly, can you explain to me the steps of the 7 day eviction notice from the court's point of view? Exactly how long after I am served the notice, do I have to move out?
