I'm new to this site and need your help with my sister's situation!

My sister owns a small commercial retail property in Nevada and recently evicted a tenant out due to unpaid monthly rent for few months. The tenant's leased term has not expired for couple more years but was forced leaving behind many equipments after my sister followed the court order to lock him out. She already hires a collection agency to help out with collections. What she's not sure is what to do with these equipments legally?

Here are her few questions and hope someone can help with anwers

1) What can she do with these equipments legally? Can she move them out or sell them and use the money to offset these unpaid rents? In this case, it brings up another concern is that the equipments might not be entirely owned by this tenant. What if someone else claim them? Does she have the right to keep them?

2) Can she handle it by her self or she needs to talk to Lawyers/Agencies that have expertises to deal with these situations? In case she needs to hire someone to do it, does anyone have any recommended Lawyers/Agencies who can handle this issue in Neveda?

I really appreciate if someone can help her out!
